What is a Business Bridging Loan?

A business bridging loan is a short-term interest-only loan that’s designed to deliver fast finance for any number of reasons. While primarily for property purchases or development, you can use a bridging loan for almost anything your business needs.

Common uses for company bridging loans include:

  • Supporting a broken property chain
  • Completing a deal on business premises while yours is still being sold
  • Completing a purchase while a commercial mortgage is being arranged

    Renovating or developing premises so it qualifies for a commercial mortgage

As long as you have the ability to repay the business bridge loan, there’s no limit to the uses you can put it to.

Can I get a Company Bridging Loan?

Most businesses can access bridging loans, as long as there’s a property to secure it on.

Bridging loans are secured loans that use your property as collateral. These will either be the first or second charge on a property, which is then removed once the loan is fully repaid.

You could secure a first charge bridging loan against the property you’re looking to purchase, or a second charge bridging loan when securing against another property you already have a mortgage on.

You can borrow up to 85% loan to value of the property it is secured on. There are the usual ID checks but you won’t have to go through affordability checks like you would for a residential mortgage.

Instead, you’ll need a solid exit strategy that can demonstrate how you’ll make the loan payments and where the money will come from to pay off the loan.

If you’re able to do that, you’re likely to qualify for a business bridge loan.
